Hagerstown Multifamily Market Report: September 2026

For apartment-building owners and investors in Washington County, this edition establishes a Hagerstown city asking-price baseline. It is a point-in-time inventory snapshot, not a completed-quarter or countywide sales study.

What the multifamily numbers tell us

The active-only Bright MLS search displayed 29 listings, with asking prices from $149,900 to $800,000 and a median of $379,900. The median is the middle asking price among those 29 listings. It is not an estimate of the value of a typical apartment building: unit counts, condition, income and property size differ.

What sellers should prepare

Before setting an asking price, assemble a current rent roll, leases, trailing 12-month income and expenses, occupancy information and a list of major repairs. Compare your building with properties of similar unit count, condition and income potential. Active listings show competing asking prices; verified closed sales are needed to assess achieved pricing.

What buyers should verify

Separate actual collected rent from projected rent. Review vacancy, concessions, maintenance, utilities and upcoming capital work before comparing investments. A lower asking price alone does not establish a better investment.

Cap rates, rents and trends

This edition does not publish a market cap rate, achieved-rent trend, closed-sale price per unit or days-on-market trend because a verified comparable dataset is not included. One snapshot cannot establish whether the market is rising or falling. Future quarterly comparisons require the same geography, property type and status filters.
