What’s my building worth?

Start with your property’s income. Explore an income-based value, then ask Roberto Gonzalez for a free Broker Opinion of Value.

Starting cap rate: 7.5%, supplied by RG Realty. This is a starting assumption across the listed markets, not a market-specific sales benchmark.

02 / Operating expenses

40% is an example starting assumption. Replace it with a ratio appropriate to your property.

Exclude mortgage payments, depreciation and income taxes. Include applicable operating costs; evaluate major capital work separately.

03 / Your valuation assumptions

Leave both at 7.5% for one estimate. Enter different assumptions to explore a range. Lower cap rates produce higher values. Market and property selections do not automatically change these rates.

Get a broker’s perspective

A building’s condition, leases, location and comparable sales deserve a closer look.

An estimate is a starting point. This calculator uses the income capitalization method and the assumptions shown. It is not an appraisal or a completed Broker Opinion of Value. Condition, deferred maintenance, leases and comparable sales can materially change value. Nonpositive NOI cannot support a value with this method; it does not mean the property is worth zero.

An income-based starting point for building owners

Wondering what your commercial or multifamily building could be worth before deciding whether to sell? This building value calculator turns the rents and operating expenses you enter into an annual net operating income (NOI), then divides that NOI by your cap rate assumptions to estimate a value. It is designed for owners in Hagerstown, Washington County and nearby markets who want an initial estimate before a conversation with a broker.

How to interpret your estimate

Use current rents and recurring operating costs. Mortgage payments are excluded from NOI. The starting 7.5% cap rate is an RG Realty assumption, not a verified local sales benchmark; choosing a market does not select a market-specific cap rate. Enter different lower and upper rates to see how sensitive the estimate is. This tool does not analyze comparable sales, inspect the property or establish an asking price.
