Steps to get a Maryland real estate salesperson license
- Check your eligibility. Applicants must be at least 18 and meet Maryland’s good-character and reputation requirements.
- Complete approved education. The standard route is a 60-hour prelicensing course, including three hours of ethics. Confirm that your provider and course are approved by the Commission before enrolling.
- Pass the licensing examination. Maryland requires both the national and state portions. Follow the Commission’s current examination and PSI scheduling instructions.
- Choose an affiliated broker. You need a commitment from a licensed broker to affiliate with you upon licensing. Discuss expectations and costs before choosing a brokerage.
- Apply through the Commission. Follow the application instructions provided after passing the exam and pay the applicable fees. Wait for your license to be issued before practicing.

Plan beyond the exam
Your startup budget should account for course tuition, examination and licensing costs, and the expenses associated with your chosen brokerage. Ask which tools, insurance, association memberships and listing services you will need, and who pays for them. Commission income can be uneven, so plan for the time between starting work and completing a transaction.

- What are the commission arrangements and recurring fees?
- Which property types and markets will you focus on?
